Planning for New and Existing Furniture
Whether you’re starting from scratch or working with what you’ve got, spatial planning is a must. If you're designing a new room, creating a floor plan lets you figure out exactly what size and type of furniture will fit, which saves you from costly mistakes. If you already own pieces, planning helps you find new furniture that complements your existing setup.
Pro Tip: Measurements are EVERYTHING! Without precise dimensions, the best-laid floor plan is useless. Getting this right is the foundation of a great layout.
Why You Shouldn’t Buy Furniture Without a Plan
Do. Not. Do. It. This is my biggest tip and something I stress often. One of the most common mistakes homeowners make is buying furniture before they’ve even mapped out their space. It’s tempting to snatch up that beautiful sectional you’ve been eyeing on Pinterest, but without a floor plan, it might not fit, leaving you stuck with expensive pieces that don’t work. And let’s be real—furnishing a single room can easily run $20,000 or more, so it's important to invest wisely.
Instead of impulse buying, focus on the layout first. Plan the space, and then select furniture that fits your home and lifestyle like a glove.
What Do Designers Consider When Creating a Floor Plan?
Designing a floor plan is more than just picking where the sofa goes. At Ville Otis Interiors, I look at all the details that make or break a functional space. Here’s what I take into account:
Room Structure: Odd-shaped rooms, fireplaces, baseboards, and radiators all play a part in where your furniture can go – but don't worry, I’ve got the puzzle covered.
Vents, Sconces, and Outlets: I ensure you’ve got easy access to outlets so you're never left scrambling for a charger, your wall sconces are strategically placed, and vents aren’t blocked for a clear airflow.
Doors: The placement of doors plays a crucial role in spatial planning. Doors create natural walkways throughout your home, so their positioning affects how you arrange your furniture. The height and width of door openings also need to be considered when selecting furniture to make sure it can actually fit into the room!
Ceiling Height: Ceiling height is another major factor, especially if you have vaulted ceilings. It influences where you can hang curtains and the scale of your furniture pieces
Windows and Natural Lighting: I’m all about maximizing that glow by placing furniture where it won’t block the light coming in through your windows. For instance, if a headboard is going in front of a window, we’ll keep it lower-profile to let the sunlight work its magic. Lighting, both natural and artificial, is key. Is there enough natural light, or will you need to factor in table and floor lamps?
Existing Furniture: Got an heirloom piece you love but can’t quite fit into your current setup? No worries, I’ll find the perfect spot – even if it's in a room you didn’t expect.
